It is that time of year again!
Please find included in this mailing all the information pertaining to the 2023 Annual Meeting. This meeting will be held at the Southeast Christian Church Room 255 located at 9650 Jordan Rd., Parker at 6 p.m. Please check the TV screens for room number inside the main area of the church to ensure the meeting room has not changed.
Participation of the membership is essential to conduct business and to elect board members for Challenger Park Townhomes. In order to conduct business there has to be a quorum of 20% or 32 homeowners at the meeting in person or by proxy. If you are not able to attend the Annual Meeting, please complete the Proxy form that is included in this mailing and return to Accord Property Management in time for the Annual Meeting. There is one (1) open position for election for 2023. If you are interested in running for the Board of Directors, please complete the Candidate Information form
that is also included in this mailing.
With much discussion on the 2024 Budget for Challenger Park Townhomes has been postponed until after the insurance renewal has been completed. The Board will start receiving proposals on the renewal in mid-February with insurance renewing March. The proposed budget for 2024 will be sent
shortly thereafter. Attempting to come up with a budget for 2024 with the insurance costs increasing it is impossible to determine assessment amounts. What does this mean for owners? Going forward budget ratification will happen early spring opposed to the end of the year at the annual meeting. How this will work, for the first few months of 2024 assessments will stay $280 per month as they are currently. After the Budget Ratification Meeting in 2024 will then determine what the assessments will be for the remaining of 2024. Going forward the fiscal accounting year for the community will be example April to April opposed to January to January.
For those owners who are not able to attend the meeting, I will be sending out the electronic version of the proxy 7-10 days before the annual meeting. Quorum is needed to conduct any of the business of the community.
